The Lake Travis reality
Lots out hereare weird.
Jonestown, Lago Vista, Volente — these aren’t flat suburban lawns. They’re hill-country lots with rock under the grass, cedar leaning on the fence, and a bank that drops to the lake. A crew that learned on Round Rock subdivisions doesn’t know what to do with that. I’ve been working these lots for ten years.
Steep, cliff-side lots
Half the yards in Jonestown drop 15+ feet from the driveway to the lake side. I run a walk-behind that handles the bank — a 60" zero-turn would scalp it.
Caliche under three inches of topsoil
Rocky white caliche shows up everywhere. It changes how I cut height in summer and where I can — and can't — sink a sprinkler trench. I tell you before I dig, not after.
Cedar (Ashe juniper) clearing
Cedar wants to take your view, your driveway, and your propane tank back. I clear, haul, and don't pile the brush at the curb where your HOA will see it.
Oak-wilt aware
No live-oak cuts February through June — wilt season. If a limb is dropping over the deck and has to go, I paint the cut and time it right.

- Yes. Most of my customers are on the kind of slope a typical mower can't handle. I bring the right walk-behind for it and don't scalp the bank. If a lot is genuinely unsafe, I'll tell you that on the walk-through.
- I answer the phone if I'm not on a mower, and call back the same day if I miss it. The Nextdoor review says it best — communication is the part most lawn guys around the lake skip.
- Both. Live oak pruning in the safe months (skip Feb through June for wilt), cedar (Ashe juniper) clearing for view restoration, and removals up to mid-size with proper rigging. Stumps ground out, brush hauled off, not piled at the curb.
- Weekly mowing starts at $45 for a typical Jonestown lot — bigger or steeper lots run more. Tree work is quoted on-site after I see what we're actually dealing with. No surprise add-ons.
- Yes — Jonestown is the home base, but the route covers the full west-shore Lake Travis area. Cedar Park and Leander too if it fits the day.
- Yes. Liability and property coverage. Happy to send the certificate to a property manager or HOA.
- I push to the next dry day, usually within 24 to 48 hours. You'll hear from me if it slips beyond that. Out here a downpour can mean the steep lots have to wait a day for the soil to settle anyway.
